SAHIL (Stay at Home in Leaside) was built at Bayview and McRae 15 years go – not by a developer, but by a courageous group of seniors and activists …
We have six spacious floor plans ranging from 700sf to 1,390sf for one and two bedroom units over three floors. All apartments include one parking space, one locker, in unit washer and dryer, full kitchens, air conditioning, and metered gas and electricity.
The units have accessible design features such as wider doorways, lower light switches, higher electrical outlets, safer bathrooms.
This make aging a little bit easier.
Common elements include a lounge room with fully equipped kitchen, outdoor patio, BBQ, big screen TV with cable access, craft room / workshop / exercise room

Land Transfer Tax does not apply to Life Lease housing. This can save up to 2.5% of the purchase price.
The Members living at SAHIL are more financially stable as there are no mortgages or loans allowed on the units.
SAHIL has no debt, a healthy reserve fund, and good property management support.
Member At SAHIL, members must be over 60 years of age, non-smokers and can live independently in the community. Members sign a Life Tenure Occupancy Agreement, that outlines the rules and regulations of living at SAHIL.

SAHIL’S Life Tenure Occupancy Agreement and Resident Rules specify that Members cannot lease, sub-lease or rent out their apartments. For many seniors this means peace of mind in their community.
No rentals also means less wear and tear on the common areas of the building.
All of SAHIL's financial statements and reserve fund documents are readily available for review by a purchaser for up to two weeks when an offer is submitted. There is no deed or registration of an apartment. Instead the Member has a 1/18th interest in the community.
Life Lease Housing also known as Life Tenure, is amembership based form of ownership. Like a condominium you have your own apartment, pay monthly maintenance fees and annual taxes. Common expenses and operating costs are paid through the not-for-profit corporation. Similar to purchasing a condominium, you enter into a contract to purchase and on closing live in the apartment. But this is where the similarities end.
With Life Lease Housing, you do not own the property. The Life Lease holder holds an interest in that property. members have the right to occupy (live in) a unit, rather than own the unit.itself. At 1387 Bayview SAHIL owns the property
Condominiums are governed by regulations and guidelines mandated under the Condominium Act. With Life Lease, we follow many of the same practices but determine and set many of our own rules.
We collect a monthly fee for common operating expenses, reserve fund fees for capital improvements and are managed by a professional property management company. Our Board of Directors makes key decisions with the support of a Resident's Council with voting privileges for 18 units.

SAHIL is a Market Value Life Lease. The purchase/sale prices of the units at SAHIL are based on the conditions of the real estate market at the time of the sale. Any appreciation in the value of your apartment goes directly to you or your estate. SAHIL does not participate or share in any profits or losses. SAHIL does take a Redemption Fee.
When a unit is resold, SAHIL will take a percentage of the sale price as a Redemption Fee. These funds go towards maintaing the building and adding to the reserve funds. It also keeps the monthly maintenance fees reasonable.
